Nippon Steel Kowa Real Estate Co., Ltd. and JDSC Co., Ltd. are pleased to announce that they have begun domestic testing of “Loki” (manufactured by Loki Robotics, Switzerland), a physical AI cleaning robot currently under development and testing overseas, with the aim of innovating building maintenance (BM) operations in next-generation smart buildings.
In order to promote this demonstration project, a Memorandum of Understanding (MOU) has been signed between Nippon Steel Kowa Real Estate Group, JDSC, and SoftBank Robotics Corp.

In commercial real estate, including office buildings, there is a serious shortage of personnel to handle building management (BM) tasks, and the need for automation is increasing, especially in the area of water-related cleaning such as restrooms, where the workload is high. While water pressure-type water-related cleaning robots are becoming widespread overseas, there are few products that meet the requirements of Japanese building environments and cleaning standards, making it urgent to verify their suitability for the domestic building environment and to establish a sustainable operational system. To address these challenges, Nippon Steel Kowa Real Estate Group, which is committed to advanced building management, JDSC, which promotes the use of AI and data, and SoftBank Robotics, which has expertise in robot operation and remote operation, have agreed to jointly promote demonstrations ranging from verification of cleaning quality and environmental suitability to the design of operational methods by actually operating Loki, which is capable of autonomous water-related cleaning using physical AI, in an office building in Japan, and have started the first demonstration experiment in an office building in Japan.
