Sumasapo Co., Ltd. is pleased to announce that it will begin offering a new function, “totonoAI,” as an AI agent that handles inquiries and summaries, for its tenant app “totono,” which is provided to real estate management companies, starting June 3, 2026.
Unlike AI chatbots that simply search for and present answers from FAQs (Frequently Asked Questions), this feature is unique in that the AI autonomously determines and gathers the information necessary to resolve the root cause of the problem.
Background of Development
The real estate management industry has long faced the challenge of labor shortages, and it has become commonplace for one person to be responsible for a large number of properties and tenants. In particular, inquiries from tenants, such as “there’s no hot water” or “I lost my keys,” can occur 24 hours a day, 365 days a year, and the content of these inquiries varies widely.

In the conventional inquiry flow, the management company’s representative had to first receive an initial report from the resident, and then conduct multiple interviews by phone or message to accurately understand the situation. This process not only consumed a significant amount of the representative’s time, but also presented challenges for the resident, as it meant a lengthy problem-solving process.
To address these challenges and create an environment where property management companies can focus on their core business of improving asset value, we developed “totonoAI.”
