Life Corporation is introducing an AI tool called WHERE to improve how it finds land for new stores. The tool uses satellite data and AI to help connect directly with landowners. This moves the company away from relying only on intermediaries for land acquisition.
Until now, Life Corporation mainly got land through introductions from developers or agents. When those leads were not available, the company had to search on its own. The old method involved online searches and Google Maps checks, followed by on-site surveys. It was slow, required a lot of manpower, and could miss opportunities.

It can filter land and buildings with keyword searches and show information like zoning, area, and official prices in one place. This reduces the time needed to go from identifying a site to approaching the landowner.

The tool also makes it easier to contact landowners directly. WHERE reduces the work needed for sending out direct mail, and the group’s real estate arm, Uchuu Real Estate, will support negotiations.
Life Corporation plans to use WHERE to make site searches faster, find more opportunities, and streamline the entire land procurement process. The company sees it as part of a bigger effort called Deal Tech, which focuses on making land deals easier from start to finish and helping store developers work efficiently.
