Mitsui Fudosan Co., Ltd., NTT East Corporation, and NAVER Cloud Corporation will launch a robot delivery service at Tokyo Midtown Yaesu, using delivery robots equipped with “physical AI” that can perceive the real world and make decisions on their own to deliver food and drinks from restaurants within the building to offices.
This service uses delivery robots to deliver food from restaurants on the B1F and 5F of Tokyo Midtown Yaesu to “Workstyling Tokyo Midtown Yaesu” on the 7th floor. Office workers can order food through LINE, a messaging app they use every day, and easily pick up food from restaurants within the building while at the office, even during meetings or breaks.
The delivery robots utilize a digital twin built on the cloud as a common “digital map” for multiple robots. By understanding the building’s structure and movement routes in the digital space and coordinating with security doors and elevators, they can enable deliveries across multiple floors even within large-scale complexes.

This initiative is an advanced form of facility management DX (digital transformation) that aims to improve convenience for office workers and promote the use of in-house restaurants through robot delivery equipped with physical AI, while also enhancing the operation of large-scale mixed-use facilities by utilizing digital twins.
Tokyo Midtown Yaesu is a large-scale mixed-use facility*3 that includes commercial facilities, offices, a bus terminal, and a hotel. As a facility where diverse users come and go, improving convenience for office workers, promoting the use of in-house restaurants, and streamlining facility operations are important themes.
Mitsui Fudosan and NTT East have been working on a demonstration project for a large-scale mixed-use facility utilizing digital twins at Tokyo Midtown Yaesu, exploring its application to multiple uses, including delivery robots and AR navigation. Now, the three companies, joined by NAVER Cloud, which possesses cloud and AI technology infrastructure and has strengths in various technologies such as digital twins and physical AI, will implement a delivery robot service into actual facility operations and begin offering in-building delivery on a full scale, based on the knowledge gained from their previous efforts.
This allows office workers to easily pick up items from in-house restaurants while remaining at their offices, and creates new sales opportunities for restaurants to deliver products to office workers. Furthermore, it expands the possibilities for providing new services and improving operational efficiency through the use of digital twins in facility management.
